 What should YOU look for in a Home Improvement Contractor?

1.     NJ Contractor Registration Number 56:8-144 Display of registration number; requirements.

9. a. All registrants shall prominently display their registration numbers within their places of business, in all

advertisements distributed within this State, on business documents, contracts and correspondence with

consumers of home improvement services in this State, and on all commercial vehicles registered in this

State and leased or owned by registrants and used by registrants for the purpose of providing home improvements,

 except for vehicles leased or rented to customers of registrants by a registrant or any agent or representative thereof.

          2.     Insurance Requirements  56:8-142 Proof of commercial general liability insurance; requirements.

7. a. On or after December 31, 2005, every registered contractor who is engaged in home improvements shall

secure, maintain and file with the director proof of a Certificate of commercial general liability insurance in

a minimum amount of $500,000 per occurrence. 

The only requirement in the State of NJ is General Liability insurance. NJ does not require Worker’s Compensation

 insurance unless the company has employees. A single person company with no employees can exclude

 themselves from having Worker’s Compensation. What does this mean to me and what is the difference?  

                                       * General Liability Insurance:

Liability-insurance policies offer protection to the Contractor against claims made by third parties for injury or bodily harm, property damage, negligence and loss of life or limb. 

By having general liability insurance, contractors provide blanket coverage for both product and public liability.

This means that the policy covers indirect or direct actions of the insured contractor and his employees, which may result in damage or loss due to the fault in the product. We carry a $2,000,000 policy. The minimum is $500,000.

What is your home worth? 

                                      * Worker’s Compensation Insurance:

Workers' compensation is a mandatory type of business insurance that provides employees who become injured or ill

 while on the job with medical coverage and income replacement. It also protects companies from being sued by

employees for the workplace conditions that caused such an injury or illness.

 What a customer needs to know is that if a person is injured on their property that they possibly can be

litigated for that person’s injury if the employer they work for does not protect them with Worker’s Compensation

 Insurance. If you do use an uninsured firm or individual, your homeowner's or personal liability policy won’t necessarily

 protect you. Homeowners who hire uninsured contractors to perform work may expose themselves to liability for

damages and injuries suffered by third parties. A large number of home and building owners have been dragged into

litigation involving uninsured contractors. If an employee of an uninsured contractor is injured on your home or building,

you may be responsible for his injuries or disabilities. In addition, you probably have no protection in the event damage i

s done to your property or the property of others by the uninsured contractor during the course of the work. In many cases,

 the third party would likely have a valid claim against you for negligence - both your direct negligence and the negligent

acts of your agent, the uninsured contractor.  

                                      * 3rd Party Fidelity Bonding Insurance

All employees of Mr. Handyman go through a 3 point screening process. Criminal, Credit and DMV screening is done

to ensure you that the employee entering your home is safe and has no prior record of any activity that could jeopardize your safety. A properly managed life ensures our employees will properly manage your home and possessions.

  

3.     Warranty

Limited Warranty:  Mr. Handyman warrants its work to be free from defects in workmanship or materials supplied by Mr. Handyman for a period of One Year, (365) days from completion of the work. All warranties are void if payment is not made when due or if the job is not completed by Mr. Handyman. Specifically, spackle work without painting is not warranted. If a defect in workmanship or materials supplied by Mr. Handyman occurs during the warranty period, Mr. Handyman will, with reasonable promptness during normal business hours, remedy the defects. There is no Warranty on water leaks of any nature and in no event shall Mr. Handyman be held liable for other damage caused by any delay in remedying a defect. 

If something goes wrong, will the company you hire make it right? We will. We have been in business under the

 same corporate identity since 2002. Our warranty is simple and straight forward. If we did something wrong, we will make it right. We will respond promptly and without delay. We will still be in business tomorrow. 

 

4.     EPA Lead paint renovation certification

 Beginning April 2010, federal law will require contractors that disturb lead-based paint in homes, child care facilities

and schools, built before 1978 to be certified and follow specific work practices to prevent lead contamination.

Therefore beginning in April 2010, ask to see your contractor’s certification and be sure they give you the Renovate Right Brochure found here:
